PLANS have been put forward to build 83 new homes in Fairford.

Developer Cala Homes has submitted a planning application as part of a 19 acre development located off Hatherop Road.

The proposed scheme also includes plans to create a new vehicle access, a children’s play area, community allotments and an orchard.

The reserved matters application was officially submitted to Cotswold District Council on Monday, July 22.

It includes building 8 one-bedroom maisonettes, 18 two-bedroom homes, 23 three-bedroom homes, 16 four-bedroom homes and 18 five-bedroom homes.

Cala says there will also be a number of sustainability measures where every home will have a electric vehicle charging points and air source heat pump

It comes as the developer previously received outline planning permission from CDC for the proposed site back in October 2023 to build 87 homes.

At the time, the application received eight objections, two comments of support and two neutral comments from residents.

Concerns were raised over flooding, overpopulation, a lack of amenities and supporting infrastructure, and fears over an increase in traffic congestion on the narrow Hatherop Lane.

However, supporters of the scheme stated the development would offer housing for families citing the housing crisis.

Meanwhile, the developer Cala Homes says it has worked “closely” with the previous landowner The Ernest Cook Trust.

Cala Homes says 40 per cent of the development will feature affordable homes and will also donate approximately £2 million in S106 and CIL contributions.

It also says it will create a bursary fund to support local projects and groups in collaboration with the trust.

Matthew Jeal, head of planning at Cala Homes Cotswolds said: “Having acquired this site from local landowner, The Ernest Cook Trust, we are excited about continuing to work with the Trust to bring forward an exemplar development that puts environmental stewardship front and centre.

“This development not only demonstrates our commitment to sustainability but also aligns with our goal to bolster our presence of delivering high-quality new homes in the Cotswolds.

“We now look forward to receiving feedback on our application for our development in Fairford that we hope exceeds expectations in terms of quality, sustainability, and community benefit.”

Michael Birnie, property director at The Ernest Cook Trust said: “The Ernest Cook Trust fosters a lifelong journey of learning, appreciation, and respect for the countryside in young people through a range of outdoor learning opportunities.

“A significant proportion of our funding for this comes from the progressive stewardship of our landholdings.

“For the north east Fairford site, it was vitally important for us to find a house builder whose values both align with and empower our charitable mission.

“Cala Homes has demonstrated a commitment to nature, green spaces and the local community well above and beyond its statutory requirements, and we look forward to working closely with them throughout this project.”
